Can I Save Money If I Buy Through The Listing Agent?
My favorite buying myth is that you can save money by buying through the listing Agent.
At one point in time that may have been true, but is now no longer the case.
Many Agencies will no longer allow the same Agent to represent both buyer and seller to avoid conflict of interest litigation.
The truth is that the Listing Agent owes his/her Seller the fiduciary obligation to get the maximum amount for the sale of the property.
So the idea that a Buyer can save money by going through the listing Agent is a thing of the past.
The question Buyers should be asking themselves is “Do I want the same Agent that is representing the Seller to represent my interest in negotiations, or do I want an Agent that will only represent my interest?”
