My wife and I are big HGTV fans, and we like that show. I'm always amazed how much potential homebuyers critique the decor of the current homeowners rather than actually looking at the home.

LVRE...maybe we should get a copy of that show on VHS and give it to clients that have the clutter problem???

My new "homework" to some sellers is to have them watch Designed to Sell. I had recent past client sellers remove all of their family photos and declutter and it made such a huge difference. She had already been to one of my links on my site about Home Staging so she already had the idea in mind.

Another thing I learned from working on new construction sites in the past (sitting the model homes) was how to set up a home to replicate a model home as much as possible (while still living there).

Unlike years ago I think today's sellers are more aware of this, although not all. Now I can use some of these television shows to back up what I'm saying. And I've learned a lot watching them, too, even though I'm really into decor to begin with.

Years ago I showed a very nice couple 12 homes. All 12 homes were basically the same split level style. I thought they were "country" people. I took them through a home I thought for sure they were going to flip over (it had a nice country decor). She said she hated country! The home they bought had chrome & glass decor. Very sleek & modern. Nothing like what I thought they'd like. They bought the home because of the decor & furnishings.

I developed a great rapport with them (from all the showings) and teased them that I had shown them this same home 11 times already and they bought this particular one because of the furnishings. I reminded them they weren't going to get the furniture. But they loved those mylar vertical blinds & those were included!

I've seen it many times where buyers cannot see beyond the current decor of a home. These are the same buyers that ask to buy the furniture of the property they want to purchase.
