I will start off...the most stressful closing I had was were the house flooded that same day it recorded! OUCH...

What did you have to do about that SD? I guess I have been pretty lucky so far as to not have had any really odd experiences at closing.

The seller and his insurance company were responsible and took care of the repairs although it took months to complete!

Wow, why did it take so long. Was it for the work to be completed or for the payments for work that was completed? Some people build houses faster than that.

Why did it flood? Was there a rainstorm or did pipes break? was it an old house?

The water Dept turned off the water prior to the seller getting moved out! When he disconnected the washer he didn't shut off the valve....OUCH...it made for a very messy closing...Literally
