I have found that sellers can be so picky anymore, that I have decided to focus directly on buyers. Anyone else have the same thoughts...?

I think buyers can be quite picky also, it's just people in general, some are some are not.

Sellers want to feel as if they are in control of how, when and what you do with their home you have for sale. One suggestion I can offer is when you go meet with them for the listing, you explain to them the reason they are hiring you to sell their home is because of the knowledge you have in marketing real estate.

You need to make sure this is understood before the listing agreement is signed. Most of the time not all when this is explained before hand, you have very little problems with the seller, unless you dont do what you told the seller you would do in the listing presentation.

That is a great point. If you estabish a certain level of control in the beginning, you are not fighting for it the entire transaction.

It is just a matter of educating your sellers. If they have faith in you than there is no need for them to try and tell you how to market their property cause they will know you are the expert.

It's probably a mixture of you laying the path and letting them have a little input, and alot of communication.
