Open Houses
On average, honestly, how many open houses do you do a year? Have your results been worth your time?

I would say between 3-5, depending on the client. I do not feel that they are worth the time, but every once and awhile I will get a picky, picky seller, and in that case, of course I do it!

I only hold open houses if the seller insist on them. However when I go to the listing appointment I do point out that open houses are just a marketing tool for the listing agent and less than 1 % of home sales come from holding open houses.

I am with you guys...I only do them if I have to. In my past experience, they have basically been a waste of time..but, they make your client happy in the end!

For the time spent they are not worth it in productivity. I know it is a rare occasion that the buyer for the property will come through an open house. It does happen though.

I heard that they can be productive however I do know lots of new agents that spend lots of time in open houses and the return seems to be pretty minimal but maybe they just are not putting out enough signs. It is definately more productive than nothing if you don't have any other deals and clients going on.

It is definately better than nothing. I did one just about every weekend for a couple months and there were a few potential clients. One ended up running me around for about 3months putting in 12+ hours of time, showing to the whole family even parents from Germany who went over every last detail of the house, only to blow me off. I definately had my initiation with that

I've done about a dozen and finally gave up altogether. Most people who come by to open houses these days already have agents working for them, or so it seemed anyway.
