Thank goodness, no, but if you do, then I would talk to your broker before doing anything, becasue there are different ways to withdraw a listing (conditionally and un-conditionally).
Well, unfortunatley, you do not have to usually let them out of it. A written contract is typically binding unitl it's expiration date I have never had anyne try to pull out, but I would also talk to your broker before doing anything.
Actually it is probably better to let the seller withdraw their listing than it is to try to press the point (unless you think they have made a side deal with a buyer which is a whole other issue).
Negative publicity is usually way worse than losing a single deal. The old rule of 12 - if you get a great review at least one person hears about it. If you get a bad review at least 12 people hear of it. And do you really want to drag a seller kicking and screaming through a closing? Real estate is tough enough with the good clients - Cut bait and move on.
VA I agree...I have had a Client try to pullout even after an accepted offer! After my letting know that they could be sewed for damamges they decided to sell!
