Where can you find a property that is wholesale priced and can resell it twice its wholesale price. Wow!! That's almost 100% ROI, great Equity right?! Wholesale price is $95,000 and the estimated market value is $225,000. See what I mean? All you need to do is fix and do saome repairs.

Be careful with Real Estate Wholesales Some People advertise "to be" whole sellers for Real Estate but out of my experience you will find way better "deals" if you work with a local Realtor who knows the area well.
Working with quiet a few investors they show me once in a while those "whole sale" Real Estate offers. In most cases i am able to find a "better deal" in the same area with a comparable home.

Yeah I agree with youbetcha. One local investor sends out emails regarding his latest property and the comps are ALWAYS high/skewed. A REALTOR will want to get you to keep coming back, to either buy or sell with them. The investor just wants to unload the property he has under contract before he has to buy it or back out of the contract and lose the earnest money.

Thanks for everyone's thoughts here. I agree, wholesale can be a relative term when in comes to real estate these days.

Our team in Minneapolis, Minnesota surely does alot of investment property....we will get the word out on this property to see if there is any investors in our database.
