I think it would probably sound more natural if you made up your own, just focus on the main points of why they would benefit in using a professional.

Instead of calling FSBOs, I have them call me. I am sure you want to know how I get them to call me.
Well, when I am with clients out showing homes, if I happen to drive by a FSBO, I will jot down their address. Then I will check tax records and get their name. I will handwrite the address and name on the envelope. In the envelope is information on how to sell their home for sale by owner and several of my business cards. No where do I give them any negative information like how hard it is to sell your home by FSBO. I only encourage them to sell their home by owner and tips on how to sell successfully.
In reference to my business cards, I ask them if they could hand out my cards to any potential buyers that weren't interested in purchasing their home. I ask them to do this since I provided them free information to assist them in selling their home. I also advise them they can call me any time with any real estate questions and that I would not solicite them in trying to list their home.
A few weeks later I will send them another package with advertising ideas and more business cards. A reminder letter that I am available for them in case they might have any real estate questions.
By the third package, if I haven't heard from them, I follow up with postcards. But because they get quality information from me and I don't ask to list their home, I get many phone calls from FSBOs asking if I would be interested in selling their home.

Nice approach Tony, how has your success rate been with this? I find FSBO difficult to deal with since they already have the mindset that our commissions are to high to begin with. Do you find that you have to reduce your listing fee for the ones that contact you back to list their home?

Yes, nice way of doing things Tony  I would also like to know how this method has worked out for you. Here in the Las Vegas real estate market, FSBOs used to have really big heads, but now the market has evened out, they are more apt to being approached. I think that I would like to try a similar tactic if you have had good results

It works out very well for me. I get at least 3-4 listings a month with this approach. But I went one step further and created a for sale by owner website, www.FSBOinClarkCounty.com. I charge a small fee for for sale by owners to list their properties. Included in the service, they get advertising on my main website, www.las-vegas-nevada-real-estate-relocation.com which gets a lot of traffic, fsbo site, generic contracts, 1-800 #, virtual tour, and professional sign.
In return, buyers call me for information on the homes, so if they aren't interested in the for sale by owner home, then I try and turn them into my client. So now I am getting listings and buyers through my program.
To be honest though, I have been so busy with leads from my real estate website, I haven't been able to stay on top of my fsbo program. At one point I had 27 fsbo listings, now I am down to 5. I have way too many ideas that I have implemented on my plate. I need to clone myself to keep all my programs going.

Hmmm, great tips! I had never thought of approaching FSBOs that way. Here in the Las Vegas home market I think that FSBOs are more liekly than ever to consider using a Realtor. It is such a buyer's market and there are so many listings that they need the help!

Those are great tips thourgh for anyone who is interested in getting more FSBO business. It is interesting to hear how well people respond to the no sales approach very clever.

FSBOs...works on expireds too!

I love that idea..I was doing something similar with Expireds. The key here is to keep the follow up consistent!
