Question Higher Conversion Techniques?

Does anyone have Conversion Techniques that they would like to share? Good or bad!

Default Conversion Techniques

Client hits website and leaves contact information.

You call client and qualify, qualify, qualify.

If they are a good prospect then wow them with your market knowledge. If not, get off the phone and on to the next one.

If purchase is not immediate set them up on a drip campaign of automated property emails.

Call periodically to keep good repoir.

Sell them property.

Marc I have to disagree with you on one item. "If not get off the phone with them and move on to the next one". Even if this person is not ready to buy or they may be just looking or feeling out the waters. If you stay on the phone with them and not make them feel as if you dont have time for them because they are not ready to buy or sell, this person could refer someone else to you they know because of how you made them feel as thought they were important even though they are not ready to buy or sell yet.

People pick up on these type things. I know I can always tell when someone is just trying to rush me off the phone and people that I may be looking to do business with that act this way with me I never will do business with them. Just my thoughts.

I am never rude to people and usually stay on the phone longer than I should with a bad prospect. I don't make it look like I don't have time for them. I think it is important to focus on good buyers versus good lookers. Bad prospects will burn you out quickly.

I won't throw someone away because they are not ready to buy now. I just put them on a drip system for a future sale.

People that I usually don't bother with are the ones that usually say:
"We will be looking in your area as well as Ft. Myers, Jacksonville, Tampa, Ft. Lauderdale, Miami, etc. Can you show us around?"
"We will buy if you can find us a spectacular deal. Can you show us around?"
"We have never been to your area before but we want to check it out. Will you show us around for a day or so?"
"We are looking to buy in a year or so but want to come and see the market now. Can you get together with us and show us around?"

I used to use www.Soaremls.com. My MLS system has an automated email system that I use now.

I also use the MLS here in the Las Vegas real estate market to foward automatic listings to clients. It works well, and I have not found many other programs that combine and IDX w/ an organized client database!

LVH and Las Vegas Homes I am with both of you. Not giving up on clients, simply becasue they do not immediatley purchase, is one thing in which I try not to do. The same goes for phone calls. Often times it is that fifth or sixth telephone call that makes the deal!
