Something that might work for a first-time home buyer would be a new washer/dryer. But my question is, how do you get around the legalities of offering "incentives"?

Great question...
According to NAR its fine to give your client an incentive or gift as long as the Broker signs off on it! You just can't give kickbacks to anyone that is not a client in the transaction! Like for Referrals thats a violation!

I always find that giving a Home Depot card to the client is better. We all know that once you purchase a new home there are always things that you want to add or change. Home Depot is the perfect place to send your clients with a gift card. Also by giving this gift card in my past experiences clients seem to deem this as more genuine. They dont see it as a selling scam just to attract business.
