SEO Distorting Las Vegas Searches?
Are SEO's working on Las Vegas real estate distorting Wordtracker and Overture search statistics by running tons of automated queries?
When I check the phrase New York real estate Wordtracker estimates there are 354 searches per day and Overture estimates there are 850 searches per day.
When I check the phrase Los Angeles real estate Wordtracker estimates there are 433 searches per day and Overture estimates there are 456 searches per day.
Then when I check Las Vegas real estate Wordtracker estimates 2,866 searches per day and Overture estimates 1,905 searches per day!
Is Las Vegas that popular or are automated search queries to check rankings driving up the Las Vegas phrase? Even if Vegas real estate is hot right now, population density alone tells me that NY and LA should have more searches than Vegas.
For any of you that have top 10 SERP's for the phrase Las Vegas real estate I would be interested to hear which SE's you have your top 10 rankings on and how many unique visitors (not including robots) you are receiving each day.
What made me look up these numbers? I'm doing some pre-work for a Philadelphia area client and I was surprised at the low number of searches I see for that area, so I tested some other large cities to see what kind of daily numbers they were generating.

63K searches per day?! Where are those numbers from?
Wortracker reports 996 estimated searches per day for San Diego real estate and Overture shows 2,073 estimated searches per day.

LOL! I was wondering where you two were going to meet in the middle! The numbers make sense then, if one of you was looking at the monthly number and one at the daily! That still does not explain why Las Vegas real estate is so high???

I would have to question the number as well. It seems that it would be literally impossible for there to be such a gap in large metropolitian areas of the country!

That's why I caution everyone that relies solely on the one month snapshots provided by Wordtracker and Overture.
For example, I have a new client in the Philadelphia market. Because this will be my first client in this area, I did not have any month-over-month compiled stats for this market.
When I looked at search data from a number of 7-8 surrounding towns I noticed a pattern. Certain 3 and 4 word search phrases had identical or nearly identical stats for city name + phrase. That usually means someone is running a bunch of automatic rank checking queries.
Rather than give the agent a KW optimization quote based upon one snapshot of data I let him know that to make sure that he would get the best bang for his buck that I needed to study search patterns over a 2-3 month period. The design and general content for the web site could move forward, but we would not begin the optimization program until there is more data to evaluate.
The lesson to be learned for those in SEO - especially the do-it-yourself types - is don't go chasing snapshots of Overture and Wordtracker data. Compile data for three months, then you can draw better conclusions to adjust your on page and off page SEO tactics.

Shawn, that certainly is a great consulting approach. How long does it usually take after the 3 month observation period to get results?

HHI Golf,
I am not sure how many unique visitors I get a day. How do I check without a counter on the site. I am currently ranked for Las Vegas Real Estate. Google is showing me # 7, Yahoo no idea, and MSN # 4. I can't figure out why Yahoo won't show me any love.
