I am looking to buy houses for investment in the us.
What city is the best for buying real estate (houses) and than renting it?
I am looking for:
Good cap rate (more then 10%).
Easy renting (low rental vacancy)
Good potential for prices to raise.

I'm currently living in Arizona now and the real estate business is doing well here, this is because they have good property at a low price. The place is great and i love it.

I am in Las Vegas and we can pick up homes with 10% roi. That's on a cash purchase too! The trick is to find the homes with low enough monthly hoa's and taxes yet in a desirable rental area. I have a team of agents and we can help you. We have a lot 100,000 homes which can rent for the 1000 to 1100 range. Our market has been so busy with investors that it has made the rental market more competitive. At the height of the market these homes would have sold for more than double. We also have the new MGM City Center coming on line at years end which will hopefully get the juices flowing!

I think Arizona is a good choice. More affordable houses to find and you can start from there.

When looking for a city you should analyze the following:
-The cost of living
-Potential for growth
-Main clientele (Arizona you may deal with more retirees that in other states)
-Market Trends
-Demand

It is important to choose a city that you yourself understand and convey to your potential clients. If you are currently just getting into the market you probably won't want to pick a city with a high cost of living. Another aspect to look at is the climate of the state you are wishing to choose. The real estate business does move year round but some states such as Arizona where it is warm for the entire year will see more traffic than those who face harsh winter. Along with climate comes issues and problems that arise in houses ex. mold, water damage etc. Choose a place that is comfortable to your own expertise and knowledge.

I actually just read an article yesterday about the Top 10 Landlord Markets in the US, ranked by cap rate. I'll see if I can find the article again and post a link to it.
Off of memory, the top city on the list was Baltimore, followed by Las Vegas, Phoenix, Miami, Hollywood Florida, and St. Louis.

I think California, Nevada, Florida and Arizona, because the have most foreclosure in U.S. so there is the price lowest on properties and most people how need to rent.
