Default Converting Internet Leads to Buyers

What are some of the techniques you all use to convert the Internet leads into buyers? What is the most effective technique you have found? How fast is your response time to leads? What percentage of leads actually converts to sales?

I would say that the best techniques for converting would be persistence. Call, call, call! You should not discard or stop calling a lead until your have called them at least 6 times!

how do you manage your leads database - once you have been around for a while if you are getting many leads you start having thousands to follow up on!

In Vegas I found that contact needs to be done almost immediately. We lost Buyers in less than an hour that were contacted by another Agent.

Unfortunately, Buyers have become a lot more web savvy and will hit multiple real estate sites and request information.

It seems as though you really need to build a relationship with the Buyers too. You need to keep in touch via email and phone as much as possible without being a pest.

I believe you are using BirdView as your IDX solution. The last time I looked at it, the back end was pretty robust and offered an email system for follow up with some decent features.

They were supposed to come out with the “Team” addition early this year, but I know it has been delayed several times.

I’m not sure what changes will occur with the “Team” edition for custom drip mail.

I am still waiting for that team addition to Bird View - and I have had excellent results with the drip followup but you still have to maintain that personalized contact which gets to be difficult when you have so many clients in the database.

You are right about the Vegas market - these buyers do NOT want to wait - immediate gratification is the key!

I think that Mack is right. A lead must be contacted almost immediatley after they register, and as far as floow-up goes, I would say that a lead should be called several times, twice a day, and after that, they should be put on some sort of e-mail blast that includes your contact info.

As Mack stated follow is the the key. Most of these consumers have registered with 3 or 4 sites. The first one to respond back and leaves the consumer with a feeling of knowledge of the area, being trustworthy and being able to listen to what they want instead of what you think they should have...wins that customer.

Followup is key to conversion. In Las Vegas one lead can cost you 10k or more on average. So doesnt that suggest that you have the staff that allows you to be the first one to reach that consumer. Staff is not the only answer. You have to have a system in place that far exceeds what your competiton is offering for service.

Consumers IMHO are now looking for service more than knowledge. To many of us in this business have forgot what it was like when we were hungry for business and the level of service we offered at that time verses what we offer now.

We may close 15 plus transactions per month now but if we went to offering that same level of service when we were hungry, that figure might go up to 30 transactions per month.
