What's a qualified lead really worth?
What do REALTORS expect from the web? I see REALTORS assaulted from every angle to spend money on print, radio, web sites, SEO and "lead generation programs". In my former life as an insurance agent I would spend $1,000 per month to make a minimum of $8,000. As I got better at sales the ROI increased. What is realistic for REALTORS? What would you pay or what do you pay for one closed transaction?

I would not pay for a lead/closed transaction unless it was a referral from another broker and guaranteed, which I usually pay around 25%. I think amount you spend on advertising is not as important as what you spend amount on. Just as you mentioned, if you place advertising dollars in the right place with the right focus you should be able to have the kind of return you mentioned 8:1. You should also focus your advertising dollars on short and long term return. I believe you should focus at least 50% of budgeted advertising/month on a long term strategy that will utimately produce income with minimal investment on advertising dollars. Lead generation companies have become a big business in the Real Estate market and in my opinion distract agents from investing in their own business.

I liked Dallas Broker's comments.
When it comes to the internet, you really need to have a long term based focus. Our team generates a good number of real estate buyer and seller leads here in Minneapolis each month online. This has slowly evolved over time however. We have found some of the various advertising we do to not work nearly as well as some of our online advertising.
When in doubt, I would place a good amount of focus on generating leads. I hope this helps.

I've personally found that I can burn through a huge advertising budget on newspaper, postcards and direct mail without getting a single call. Online advertising seems to be where it's at these days. I typically get between four and five leads per week from online marketing via google adwords, organic search and craigslist. To each their own I just got tired of spending thousands of dollars on print ads, waiting for my phone and... nothing.

organic SEO all the way. We get about 15% of our business this way, and all it takes is a few hours per week.

you are absolutely correct. Orgainic should be a long term strategy with a long term budget. PPC is a short term approach which produces quick-short term results but with less quality and quanity compared to organic marketing IMO. PPC can still can be effective, esp. when you fill in your marketing gaps.

I just met a gentleman who has been working with REALTORS for the last 6 years on keyword marketing. He drives about 10 people a day to the site and with the capture system he gets 2 names, emails and phone numbers. 12 to 14 leads per week. By the end of the month you have 50 to work with. Say half are fake leaving 25. Half of those bail for some reason or another. 10 to 12 real opportunities per month. Good stuff.
