Question Realtors® Showing Tips...

Ok Folks,

This is where to list your Showing Tips for all your fellow Realtors®!

1. Make sure your buyer is Pre-Qualified prior to showing (Either refer them to a list of Loan Officers or do it yourself if you are qualified) this tip alone can save you a lot of time and money. IMHO it is your responsibility as a true Pro to make sure you don't waste your time or your clients time.

All you savvy buyers Agents please chime in...what else?

If you don't mind a non-Realtors® chiming in, here are some of the things we notice.
  • The average house would look better with about 30% of the owners belongings removed. Many would look better only after 50% is remove and some need to have 80%+ removed.
  • Nothing makes a house look dirtier than dirty windows and dirty walls.
  • You cannot hide a smelly house using perfume, candles and other scents. These only make thing worse. Either fix the problem or be upfront about it.
  • The best home can be ruined by the barking dogs next door
  • If you give directions make sure they are right.
  • If you give a time, make sure you are there.
  • Sorry - but that $200 fit in your pocket point and shoot, does not take high quality real estate photos. It's set to take decent photos of people and activities, not real estate.

Neal those are all great home showing tips thank you. Does anyone else have any home showing tips to the list?

I will add another especially for the out of town clients have them call to confirm the day before that they did indeed make it into town!

Neal, those are great tips. In my honest opinion there are only three things that sell a house:

1. Price in relation to comps
2. Marketing
3. How well the home shows

Cleaning the house and opening the windows to get rid of smells, cutting the grass and slapping down a little paint should be a no brainer...but obviously it's not.

Also, my buying tip for the day is to show the best homes first to your clients. There are too many other homes on the market. If you keep the best home for last, your clients will want to continue seeing homes for infinity thinking that there is a better deal just around the corner. Show them the best ones first, then the smelly/dirty ones last. This will get you a deal locked down and waste less of both of your time and gas.
