I'm still testing my 800 line...use adtrakker. It pays for itself and some extra dollars. Internet leads work the best for me. But I would recommend an 800 line to anyone looking to track conversion rates and capture a few extra leads each month. So far I've got one close off my system so it has paid for itself for the next four years already.

I have used 800 number call capture before in conjunction with a Mortgage Broker I was working with. worked much better when the market was doing better. Now it does not do much. Also I think people are just going to the web for info.

Do:
Market this number anywhere and everywhere.
Offer more than just info on your listing (consumer tips, inventory list and such).
Take a different approach to FSBO.
Use it!!!
Make sure to follow up.

Don't:
Use info tubes at all.
When advertising, do not mention bedrooms, baths, square feet and price.
