Yes and based off what I have read there is something like only a $200 dollar per year tax break coming with the possibility of doubling the homestead exemption. IMHO this is not enough relief to stimulate buyers to purchase. Insurance and property taxes will still be to high for most buyers.

I agree that baby boomers still want to come but have figured out that their retirement nest eggs based on the cost to buy in Florida wont allow them to live a carefree lifestyle. We have a lot of friends in Fla and most of them are looking to move out because of the rising cost of insurance and property tax.

From a home pricing standpoint Florida is more than affordable but its these outside cost that most people cant afford.

Well guys you have covered a lot of very valid points. I would like to say that are market is HOT but compared to the past few years I don't know if we will ever see that again. Overall even after the fires we are still seeing a fairly steady new buyer traffic flow! Now with that being said I will sure be glad when the market has recovered nationwide!

Seriously, I don't have hard data, but from my observations my market (atlanta) still must be hurting. Tons of for sale signs that I've seen for months now and builders still offering "six months free" and such.

In Metro Atlanta at the end of September there had already been more closings than in all of 2002. It is projected that 2007 will exceed 2004. 2005 and 2006 were banner years and 2007 probably will be around 8% under in the number of closings. The strange thing in the Atlanta Market is that the average sale price is up almost 3% year to date over last year. All in all not a bad market. I wish the media would just shut up and let us do business.

Cheap money and overbuilding. All you have to do is take a look at the new home starts to see that the inventory went out of whack. September was the lowest number of new home starts since 1991 and I don't know of any builders in their right mind that are planning out any new projects anytime soon.

It's all supply and demand - That's why they call it a "market".
