Default Vegas Property Values. The Question is How Much.

Numerous high-rise condo projects going up, a projected land shortage and over 60k people moving here every year, Vegas property value seems like it will keep going up and up. Who’s crystal ball is working? What do you guys think will happen?

I'm wondering how are they doing in terms of keeping the schools from getting too crowded and how are they going to deal with the infrastructure needs with such incredible growth. What about services like police, fire, hospitals, etc.

LVH & Henry...great questions and the all to often taken for granted water! I think you will see the market start to taper off in the next couple of years as rates continue to climb! Like it did in San Diego...We where having the same thing here a year ago!

Ahhhhh water, good one Al. Back here in the Northeast we don't have drought conditions and water issues like the West does, so we do tend to take water for granted.

With property prices so high, do you think apartments are good investment in Vegas? Eventually people won't be able to afford much, like many other great cities around the world.Portland...I would sure think so...!

I came back to Missouri in October, but I have to admit Las Vegas really has their act together on services.

It is as though pre-planning is the rule of thumb. The services are literally available in both the public and private sector before the need arises.

I suppose the predominance of the tourist industry has a lot to do with the “Service” mentality.

The water needs have been projected and planned for two decades into the future. Although it is not necessary for all of the current water conservation measures that are in place, they ensure an abundance of water for the future.

In spite of the mass expansion of the Las Vegas metro area, you can not drive too many blocks without seeing a park or a school.

Often schools will go up BEFORE a new development completes its first phase.

The only problem I see is the highway congestion in the North West and that was being dealt with when we left in October with a round the clock 365 day a year construction project.

As far as the city planners go, you would swear the General Tommy Franks was running the show IMHO.

Hey Vegas,

I see a lot of 55+ over communities going up in Maryland, and I mean ALOT. The prices are lower and they have standards. (ie. no kids). Rumor has it that they don't have to build more schools to accomodate if you are building for people in that age bracket. So therefore, they can pop up 150 units or SFD's and not have to worry about dealing with the local bs to get the permits. Have you seen this out there and what are you thoughts?

It is an interesting niche. I can't believe that the developers can get away with it but it does make sense.

Great city planning, Vegas. I don't know of many other cities plan their schools ahead to support real estate development. It's usually the other way around. Impressive!

It's true there are alot of schools here, but not enough teachers! Go figure the reason we have such a hard time attracting teachers is because their salaries are not adequate to afford much in this current housing market. Same with Hospitals, we can't build them fast enough but we have a big shortage of nurses because they are not going to get paid enough to live here. Kindof ironic that this town has no problem attracting people to serve alcohol, and cater to gamblers they make more money than the people who teach our kids and take care of us in the hospital
