Default Working with buyers

Now that we're in more of a buyers market, any ideas on strategies?

Yes make sure your real estate website is visable to out of state clients, also target local clients by sending out postcards or using your local paper but make sure that you always place your real estate site url in everything you do advertising wise.

Our market in Bradenton/Sarasota FL was so fast the last 2 years that anyone wanting to finance 80% or above or had bad or questionable credit was unable to get an offer looked at.
What we are doing now is going back to those people that could not get an accepted offer and people are willing to bend over backwards all of a sudden because homes are on the market 3-6 months. It is getting the us and the agents some extra business during the harder times here already.

We are licensed in all 50 so if anyone has any deals that you thought were impossible let us know.
We have 100% purchase down to 560 scores, 95% down to 500 scores, 100% stated purchases a day after a bankruptcy and many other programs.

These deals might not always be the easiest to get done but if we are honest up front with the buyers & sellers people are willing to work a little extra because they knew what to expect and you would be surprised the loyalty that this builds as you were the ones to help them.

Yes, I agree with LVH. Now that you are trying to focus on buyers, you should make sure that you are spending enough time marketing to out of state purchasers. Here in the Las Vegas real estate market, things are similar. Much of our website is geared to toward making the MLS and other on-line resources easy for out of state leads to use.

I personally feel that a web precense is the most important thing as far as marketing is concerned. That is where I would focus most of my time. In really aggressive markets, like the Las Vegas real estate market, you really have to try and set yourself apart from your competition, and a good website can do just that!
