My best tool in real estate
I have to say that the best tool i have seen in real estate is
Top Producer 7i contact management system. I can't think of anything that keeps me more organized, prepares all my action plans for all my contacts, provides me with around 1000 letter, email and postcard templates, automatically links new contacts from my website to my top producer database, allows me to put detailed property data on the contacts present home, and the home he/she desires all in the contact record, and comes with listing and buyer presentations.

I have not hung my license yet, but there is some technology that I will be using that is invaluable in our market. This is an extremely hot market - especially for villas. Some properties last only hours on the market before they are scooped up.
Many prospective buyers are located throughout the country, and obviously are unavailable for a quick tour of the property. And not everyone is comfortable buying a property sight unseen.
One solution is to use a Blackberry or similar advice to quickly email pictures to prospective buyers. The Blackberry will also come in handy for integrating technology. The goal is to seemlessly (yeah, right!) integrate web site and CMS databases to be available anywhere, anytime.

My transaction coordinator use www.settlementroom.com. Its a web base soft ware that allows the any involved in the transaction to check status report, pull important documents and save legal archives.
