OK folks,

I'm truly amazed at what I have seen over the years when it comes to the homeowners doing their part. It is truly a Team effort and unfortunately without everyone on the same page it can really effect the overall outcome tremendously!

There are several things that homeowners can do to help their homes sell faster even during this market correction.

Here is an example of just one of the tips that is really overlooked!

1. Lots of Light:
Let the light in whatever means possible if the house has window coverings open to maximize the benefits of the light and energy it produces. If the house doesn't allow for natural light then by all means turn on the Lights especially during times of possible showings!

I believe that staging your home is also an effective way to sell your house fast.

The most important thing the owner can do is be realistic and price their property according to the stone cold facts of current comps. If no one ever sees it because it is grossly overpriced, nothing can overcome whatever else you or the seller does.

Of course, high quality pictures may help, but overpricing a property will put it into a different level of competition. So the pictures must show something to overcome the incorrect pricing. In todays market, buyers may never give an overpriced home more than an initial glance.

When the house is showing, keep the house clean and don’t be there!: When you are having an open house, or the house is having a showing, make sure that you aren’t there. There’s nothing more annoying than having the home’s owners in a house when you’re trying to look at it. Also, make sure to keep the house spic and span to make sure that it shows well. Finally consider baking cookies before a showing, or lighting one of those cinnamon roll candles. It will give the house a pleasant aroma, and people will feel at home.

Make sure the house is clean and if there are any parts of the house that needs repair, fix it so that buyers will not be dismayed. All facilities such as light and electricity must be available for the convenience of the buyers. In addition,assure the potential buyer of the security of the surroundings.
