I agree, I f you make sure that the house is clean and well maintained no doubt that it will be able to sold as soon as possible.

All the houses to be sold are kept clean and well maintained but it is the price that's the deciding factor.

Get a pre-listing home inspection. Fix any issues before listing. The inspector I use for pre-listing inspections has found many issues, some simple, some not so simple, that could kill a deal: Rotten wood trim around windows, HVAC systems that need major cleaning or service, GFI breakers that don't trip as they should, improperly wired outlets, drainage issues than cause foundation problems, mold in basement crawl spaces. Fixing these issues before listing keeps them from delaying or killing a deal later.

I think the biggest thing people can overlook is smell. When you walk in a home that stinks, forget about it, its over. I had a listing that wasn't getting any action. I drove out to it and sure enough it smelled like a wet dog. Well I ran to Lowe's and picked up several air freshners and placed them in all of the rooms. Best 10 bucks I spent. Two days later got an offer! I think it's like human pheromones. We could call it "home-orones". The home needs to put off the attractive scent to the opposite sex! I'm saying bake cookies before every showing, it just needs to smell, not bad.

I agree with you jenny68 but one the most important thing that you forgot is that pricing has to be kept absolutely reasonable and certainly it should not be as low that you find yourself in the losses.

One of the other Hot Home Selling Tips that I would like to mention is to clean up your yard. I can't even believe how many times I have gone to show a home and the yard needed major TLC. If you want top dollar and want to move your home fast you have to really make it shine from all aspects and showing points!

People have been having a hard time selling their houses, even the rich does. For example, Nicolas Cage has knocked off millions from his Los Angeles mansion. These are great tips. I think that people who have an interest in buying new homes should criticize the place first or they end up regretting why they bought that house.
