Default Mortgage Brokerage

Hey everyone,
I am new to the board and thought I would post a little bit about myself and company.
First National Mortgage Sources is licensed in all 50 states and we have over 200 lenders.
My branch is based in Florida but I do have loan officers in San Francisco, Chicago, & soon to be Virginia and Georgia (and always looking for good help).
We do residential, commercial, singlewides, doublewides, HELOC's...you name it we have a program for it.
If you need anything I am virtually always available so just let me know.

I am here to get some ideas and tips to better myself and my company from everyone here so feel free to ask me any questions as well.

Already have a post in the marketing thread and will be posting more soon.

Hi Mike...

Just curious on full doc OO what is the best scenario avaiable when you are talking about down payment is 5% down in CA still available or is 10% DP about the best today?

Also, do you do loans in CA?

We can do as little as 3% down in California still on full doc owner occupied and with seller concessions it maybe even less but this does vary by county.

We do California.

Mike thanks for your fast resonse is the an FHA or conventional loan and if so what are the limits?

Also, any other restricitions that I should know?

That would be FHA. The only thing you need to watch out for there is the loan amounts on Homes and Communities - U.S. Department of Housing and Urban Development (HUD) .
On conventional you can still do 5% down again depending on counties.
There are still a few lenders that are not hitting you with the additional 5% depreciating markets as we have the exact same thing here in FL.
