Other Options?
Opposed to Interest Only, what other programs are available for hot markets, like Las Vegas or San Diego?

My investors primarily do "interest only", becasue it makes the most sense not to have to pay toward your note, and still make money.

In the San Diego Market I lke the IO Loans personally because it gives the client an option on their payment! They can still make full PITI but the months things are tight they have the IO that they can fall back on!

The neg. am. loan can be of use in markets that are increasing in value fast, such as the Las Vegas real estate market!
