I have a custom IDX/ MLS system and if the listing agent has uploaded 8
( Max ) photos we show all eight of them. The issue with these type systems however is the high BW usage. The raw data feeds are also very large and require monitoring regularly. One primary issue with custon systems is without a dedicated server it is impossible to have this type system and using this type system will cost you an arm and a leg in server fees.
As for the capture rate I have no idea yet as we just launched this system and site. I have however figured that it will produce about 125k to 170k of viewable pages in Las Vegas with information for our consumers. The more information you supply the better the customer may feel about the site and you.
A very good lead capture system / drip email put in place with the live custom MLS search function should increase capture/conversion rates if used properly.
GLVAR only allows brokers to have access to the raw data feeds here in Las Vegas. GLVAR is very tight with their regulations on the use of the data. Most brokers however do not want the extra liability to acquire the raw data feeds for their agents.
Florida from my own personal experiences has several different MLS boards, so a broad coverage area would cost a fortune to acquire and it would also require a lot of coding to accommadate the different MLS raw data feeds. We are also working on this in Florida, but it has been a slow process because of the many associations that handle the MLS raw data.
