I was using IDX pro and was not satisfied, they were way too slow.

Regardless of what IDX solution you use Las Vegas homes, it must be fast.

Visitors to your real estate site just won’t wait, and there are still a lot of folks that are still using dialup at 56k or less.

You can check how fast you’re your site and your IDX page loads by using Web Page Analyzer.

The IDX system you use is important but the driving factor for what you are able to produce in closings depends on the procedures you have in place to convert those leads in to clients.

Birdview is by far the best system out there IMHO and used properly can produce great conversion rates. We all know its not what you say but how you say it and I have not found a better tool than Birdview.

In Florida we have a Living Network IDX solution that is free to all Realtors, but I would like to change to a better solution.

My wife's Missouri Real Estate Agency was quoted $100 a month w/12 month contract Dave.

In Florida is was quoted for the office system $650 per month. However unless you own the company you would not be able to get it.

I had a custom IDX built for my site. This was a pain in the butt because the Sarasota Board of Realtors is very protective of their data. I had to jump through a hundred hoops. What I do not like is that the data file given to my IDX provider does not have multiple photos or realtor remarks. So the information is very limited.

One thing that does work well is that when people go to my MLS search page their search is saved. They are automatically set up on a daily property email system with their saved search. This and a phone call is how the relationship gets started. Although, I have been lazy with the phone calls lately.

In the past I used Soar Net. I have a site with them but it has flaws - www.mlssarasotaflorida.com. They were one of the original VOW systems, however they are not building anymore sites.

I like Listingware. They have lots of features, and Progressive Prompt for getting folks to enter contact data.

You can check whether they serve your area here.

There's a $195 setup, then #39/mo or $390 for a one year contract for the ProSuite.
