Here is an example of an IDX with 37,000 listings. The site uses an ajax templating engine. I will be adding more ajax features and need to tidy up the site a bit but it is now in production. I am debating if I want to ajaxify the search page and search results to eliminate the page reloads for them. Comments welcome.

I hope to have a live demo up for Nov 1st.

We are finishing up the backend for the Agents now.

Well you ought to fire that lazy programmer as it appears to be a shade beyond the 1st! The hardest part of an endeavor of this kind would be knowing what kinds of and the contents of notifications concerning visits to your site. Currently I try to give the customer the ability to call the prospect before he has viewed the photos on his first listing by providing as much information from the signup and search as seems sensible to his desktop and phone. Is there anything else related to the visit that could assist in this initial contact - that is other than putting down the big realtor cigar long enough to call - which is beyond the ability of a program.

One of the biggest obstacles to converting an IDX for a web site is the way the MLS conceptualizes the IDX data. For example, a typical IDX will have 300 to 3000 listing elements for each property type. Can you imagine an agent being presented with 300 fields for data entry? If MLSs were to think about the process they would narrow the listing elements and fields to under 50 relevant ones and encourage the agents to fill them out completely. Unfortunately they don't think and the IDX frequently hinders the display of listing information. Due to the wide dissimilarity between IDXs we have moved to a flexible database model where we customize the db tables to the MLS uniqueness and broker preferences rather than compounding the MLS mistakes.

Glad to see you are up and about again Frank.

No, actually the IDX is and has been up for a while. We are actually taking the Lead Contact Management System for the Agents to a much higher level than we first envisioned.

We already have beta-testers that we are currently doing the “shock and awe” with.

All good things come to him that waits.
