Default Registration

How many of you are requiring registration to use your property search? I go back and forth with this issue. I hate to register when I search but I am not a good lead. If I was serious about buying a place outside of where I live I would be ok with registering.

I used to make visitors register to search my IDX. I turned it off for about the last 8 months. I will probably turn it back on again. The people who register and leave true information appear to be better leads.

This is a problem for all of us in the real estate industry. I have never turned on registration before searching but I have been considering it myself. If you turn it on I believe the leads will be better quality but a lot fewer and you may lose some future clients because of it.

I know when we had top 5 rankings in Google we were receiving around 4000 registrations per month. I think when we hit top 5 with this site which I am almost positive we will, I am going to test the conversion rate.

I started with mandatory registration and I received numerous leads but the leads were of poor quality. I then removed the mandatory registration and I now notice more of my leads are of better quality.

I was hesitant to remove the mandatory registration because I wanted to track how many people were using the property search feature, but after speaking with Wayne, I decided to give it a try and I am glad I did.

I added a registration today and so far it is working great. I had numerous registrations and I contacted all of the via email. About 3 of them emailed me back and started a conversation with me about what they are looking for.

I like VOW 2 – The visitor can search and at some point and time are then forced to register. It can be so many searches, or they can search but when the click on a listing they are required to register.

This seems to bring in good quality leads, and more quantity than allowing them full access to the system without any registration.

I think VOW 2 is a great option. I hesitate to switch because so many of my clients kept thanking me for offering all the searches. A few of them told them that it took them 2 months of searching, found something they like and contacted me.

Default Quit beating a dead horse

No one can tell you with any expertise or any certainty which is the better way.

Here is a way to look at it that is as good as any:

Registration Required
1/3 of the people won't care
1/3 will register without any fuse
1/3 will become indignant anduse this or find another reason to abandon your site

No Registration Required
1/3 of the people won't care
1/3 will appreciate not having to register
1/3 will feel you don't have anything to offer and use this or find another reason to abandon your site

Use which ever way you feel comfortable with it and be happy with it.

frobn, you may recall the site that was done where people could search the MLS only a specific number of times before having to register. I'm not sure what numbers the guy ended up with but after setting the search limit to 5 he may have driven people away.

I think a person has a greater chance of registrants if they can expect to get something in return.

I opted for no-registration.
After reading the posts, I might opt to require registration for a month or two and test the results. It looks to me that either way wouldn't matter really, but I want to test it.
