Default need advice on marketing

I just started calling ads from the newspaper, and I only called the ones listed from homeowners. All the ones that said AGT or had an agencies number listed I did not call. The problem is I only found 7 out of 100 that are listed FSBO. The when I called them 4 of them were really Real Estate Agents who didnt say they were in the ad. The remaining 3 ads were worthless, and 1 was disconnected. Everyone I have talked with says the paper is my best bet to fiund motivated sellers but I am starting to think otherwise. Is anyone else having this problem? Where can I find some real FDBO ads that are local to me?

Google FSBO sites. But more importantly, the agents who are not identifying themselves as such are rats, report them.

Find your own niche, the thing that makes you unique or different from your competitors and pound away with that message. " I can do a better job than my competition because............." Just make sure the because is what the customer wants to hear or can benefit because of it. Remember, the person you're trying to sell is asking himself one question: "what's in it for me?" You have to be able to answer that with your sales pitch. I'm not talking about flim flam tactics, I'm talking about a genuine effort that shows honesty, sincerity and confidence that you're the person for the job, or yours is is the best product, etc.

Google FSBO.... Good one, i was also in search of something like that... I visited and recovered lots of info from there......

Any more marketing tips for online visibilities.......

If you want to keep a job in the marketing world today you have to be creative and prepared to go that extra mile and do things out of ur job description.

I've found Craigslist is one of the best places for finding motivated sellers. I use it two methods. The first is searching through the real estate for sale ads for terms like, "motivated", "must sell", etc. The second is posing ads myself under heading like, "I buy homes for cash" etc.

I've found it is much better than the newspaper; most people today don't read the things anyway.
