Over the past week I have sent out 3 emails to 1000 realtors in our area to let them know about our services, is it just that the second you see an ad in your inbox you automaticly think it to be spam, or am I going about my emails the wrong way?

I'd have to see an example of your emails to know if you were taking the wrong approach, but it's more likely that these realtors are seeing the ad and thinking it's spam like you said. There isn't much you can do about that. It's getting more difficult to do email marketing for that reason.
