Default Marketing to pre-foreclosures

Lately I have been marketing to pre-foreclosures and wanted to see what techniques have worked for others. Any great ideas on getting these distressed owners to contact you?

You mean like, you wanted these pre-foreclosure homeowners to contact you? If this is so, well I can give you some tips of how to persuade them.

First: Reassuring the home owner that you're legitimate - be professional and open about your intentions. You must provide credentials, references and details of your background. And, treat the home owner in a respectful manner so they have every reason to trust and believe you.

Second: Persuading the home owner to sell their home - even though it's often in a home owner's interests to sell their home to a property investor during pre-foreclosure, the stress experienced by the home owner, and their emotional attachment to the property, may detract from their ability to be rational.Well, you need to spell out why it will benefit the home owner to sell the pre-foreclosure home rather than let the property go into foreclosure.

Third: Convincing the home owner to sell to you - you need to convince the home owner to sell their property to you. Make them feel that they need to believe that they will get the best deal by selling to you, rather than to any other buyer.

Well, I just hoped I did a little help there.

Yeah, those are similar steps I use but I was wondering what kind of marketing has worked best for others to get the initial contact. Mailouts, stop-by, etc.
