Ok all you Listing Agents,

Here are a few tips that will give you a one up on the Competition:

1. Schedule open houses not only on the weekends but during the week as well

2. Use directional style signage if allowed as this will help to direct more potential buyers your way

3. Use a talking house type system if allowed

4. Do a pre-mailing to the neighborhood and specifically apartment complexes in the area

Use good high quality photos for online and other advertising.

I recently received a post card announcing an open house in the area, and it said "Stop by for coffee and cookies." I liked that. I'm not looking for a house, but if I was, I would definitely go. Not because of coffee and cookies, but because the message sounded so friendly (it did not sound sale oriented, but let's-get-to-know-each-other friendly) I think its a good way to meet potential clients.

Here is another one:
On the day of the open house get permission to bake some cookies or if your client is open to it have them. Nothing better than having the smell of freshly baked cookies when you walk into a home and now you have some treats to serve!

1. Prove you know the market with a beyond the basic cma that everybody just prints out of the MLS
2. Have a communication system to give them data on cold calls, showings, feedback, web traffic, etc. (Rarely do agents talk about this!)
3. Videos & virtual tours
4. Professional Looking Flyer examples
5. 60 Day Marketing Plan showing them what actions you will do EVERY DAY until their house is sold.

You don't have to do all of them, but it helps
