Thumbs up Be the local real estate expert in your market!

My name is Andrea Kroll and I am a Realtor in North Georgia .

I have ALWAYS looked for ways to increase my business and have found an easy solution. I write a local newsletter that I email out each month to my growing list of clients. People love receiving it each month and I get rave reviews about it because it targets my town and the people who live there. It also keeps me in their minds first and foremost in case they or someone they know is looking to buy or sell real estate. And believe me, the business comes to me, I don’t have to look for it!

This has increased my business 200% since I started doing this a few years ago. I have people contacting me now not only from my sphere of influence, but even people I’ve never met! And I find these new customers very easily and I will be happy to tell you how I do it.

My newsletter has articles of interest for everyone, local and national real estate news, a monthly calendar of events, birthday wishes, recipes, household tips and tricks, etc…something that people really like to read.

I am offering my newsletter to you for only $49.99 a year, that is only $4.17 a month! You won’t find a cheaper newsletter anywhere and this is geared just for YOUR hometown which makes you the local expert. Most of the newsletter is already pre-written, you will just have to put your monthly events in and add anyone’s birthdays for the month and then send it out. The rest is done by me! I can also help you how to find out whats going to happen in your town and to easily get peoples birthdays to put in upcoming issues.

Local people like reading about local people. They look at my newsletter each month to see what’s happening and what fun things are going on each month as well as see who is having a birthday soon. This is NOT like the generic boring newsletters you have seen in the past. And so cost effective, no stamps are needed! Just email out to everyone you know!

If you would like more info, please email me back at Andreasells4u@yahoo.com and I’ll send you this month’s newsletter for your review to see if it’s something you would like to start doing in your home town! Thank you for your consideration!

Andrea Kroll

Well, the price is certainly right. But there are a lot of companies that do the same thing. What sets you apart (in your mind) from all of the others out there?

Because like I said, it is geared just for your town with a monthly calendar of events (what is happening there), local people's BD's, local MLS stats...etc...

it's not like everyone elses....anyone can send a generic real estate newsletter out there....

You should post a (small) sample. I think you would generate most interest that way. IMHO

Real Estate Roundup

Local news: The Dalton/Chatsworth market is still slow but steady. Look at the year to date stats below…you can see what I mean. Sales are definitely down this year, but I know things have GOT to pick up sooner or later. Interest rates were lowered a good bit recently and we’re seeing signs of it helping the market.

If you are in the market for a new home, there are a lot of great buys out there! Wouldn’t you like to be in your new home for the holidays?

As of today’s date, here are the local stats…

869 Active listings for sale in Whitfield County, 278 in Murray County. Total = 1147

134 listings under contract in Whitfield County, 42 in Murray County. Total = 176

In the month of September, there were 50 houses sold in Whitfield County (September 2006 –77), 20 houses sold in Murray County (July 2006 – 35)

Year to date: Whitfield County has sold 590 houses (803 this time last year), and Murray County has sold 223 houses (279 last year)

This month’s Real Estate Article is:

How to Entice Home Buyers Today

Can't sell your house? Use persuasion -- in the form of money or lucrative handouts. Here are some popular buyer incentives available in today's buyer's market:

• Down-payment help: As home prices hold steady and credit tightens, more buyers are hard-pressed to put money down on a home. A little help with the down payment can help them over this hurdle.

• Mortgage buy-down: Are your buyers nervous about their prospective monthly house payments or the interest rate on their loan? You can lower both by buying down their mortgage; each point you pay equals 1 percent of the loan amount. First-time buyers or young families can often use the help to free up cash to furnish their new home.

• Homeowner/condo association dues: Welcome your buyers to the neighborhood by springing for their first year of association dues.

• Maintenance fees: If the buyers will be contracting for lawn maintenance anyway, or if they will be required to do so in your community, paying a year of their maintenance fees is money in the bank for them. The same applies to a year of pool service.

• Home warranty: As the cost of service calls increases, a year of home warranty coverage is becoming a commonplace incentive to attract buyers. Typical policies cover service to the home's interior plumbing, HVAC, appliances and fixtures such as lights and fans. Typically excluded are pools, hot tubs, sprinkler systems and attic fans. Their only expense: a per-call fee, usually around $60.

• Closing costs: What buyer wouldn't welcome some help with those teeth-gritting closing costs (legal, title, filing fees, etc.) that, according to a Freddy Mac estimate, typically run between 2 percent to 7 percent of the loan amount?

• Landscaping: Springing for a few shrubs, new turf or other landscaping features can help a buyer feel right at home.

• Leave a treasure behind: Some home furnishings, especially those custom-made to fit a part of your house, can be profitably sacrificed if they help close the deal. After all, you likely know where and how to get another one. If the buyers are smitten with it, they may be more inclined to meet your terms if you agree to leave that prized puzzle piece in place.
Recipe of the month

It’s Apple Season, so I wanted to come up with a delicious and easy recipe using these yummy goodies….

Fresh Apple Quick Bread

This ingredient list looks long, but the bread really goes together very quickly. Try it for a great breakfast on the run.

Ingredients:

½ cup butter softened, 1 cup sugar, 1 egg, 1 cup peeled, chopped apples, ½ cup chopped pecans, 2 ½ cups flour, 1 tsp. baking soda, ¼ tsp. salt, ½ tsp. cinnamon, ½ cup buttermilk, 1 cup powdered sugar, 1 tsp. vanilla, 1-2 tbsp. milk

Preheat oven to 350 degrees. Combine butter and sugar in a large bowl and beat until light and fluffy. Add egg and beat until blended. Add chopped apples and pecans. Mix together flour, soda, salt and cinnamon and add alternately with the buttermilk to the apple mixture.
Pour batter into a greased and floured 9x5" pan. Bake at 350 degrees for 50-60 minutes or until bread tests done when tested with a toothpick. Meanwhile, mix powdered sugar, vanilla, and milk in a small bowl. Remove bread from pan when done, place on wire rack, and drizzle glaze over warm bread.

Household Tips and other neat things…

Spray a bit of perfume on the light bulb in any room to create a lovely light scent in each room when the light is turned on.
