I am a Gen xer who is now on his 3rd home. Bought my first house at 28 with 10% down. It was a seven year old 2 storey at 2600 sqft. I was not the exception but the rule among my working middle class peers. Gen xrs should now be on their second home. FYI, most are now 30 plus years old.

If you can reach Gen X buyers they are great to work with. They have already done most of the research they are going to do, and are ready to make a decision. I have worked with several of them and the most homes I have show a true Gen X buyer was 7 homes and bam, offer being written.

I have great experience with them too. I found using the internet is the way to reach them.

yes, you have to reach them on the internet. they may go to open houses but by that time they have been on someones website for a while and likely they are going to stay with that REALTOR who they found on the internet unless there is some sort of mistake that REALTOR makes.

I agree with you James, I think the phone book and most rag sheets are a dead stick in a Realtors arsenal today. If you don't have a web presence that has at least a means to keep people interested you will never be in the top 20%

Having tried a lot of the other methods, like direct mail, door hangers, 800#signs, etc with very little success we were forced to us the web. On the other hand we have had tremendous success reaching the Gen Xr's through the web. If you think about it most of them live there!!!

I'm a Generation X'er and I think the biggest tip I can give is don't use Generic sales scripts.

The X'er has no problem finding information and are online seeking that information. I personally can't stand salesy scripts in any business and when I hear a sales line, it makes me cringe with distrust. Tell me you are #1 in something that does not matter and I'm probably going to puke. If you are going to sell me something, you better know everything about it because I already know the price. (The price I'm going to pay anyways...) In other words, service and knowledge are key. I'm also extremely loyal to the knowledgeable people I buy from or their services that I use and gladly refer my friends.

43 to 26 are the age demographics for Gen X depending on who you ask so don't automatically think we have skateboards and nose rings. I think that's more in line with Gen Y which is going to be an extremely important demographic to market to very soon. (76 Million on the way so it's a demographic to be reckoned with.)

Personally, I think it's just as important to understand the populations of the different demographics and applying it properly to your business. "What to market" is just as important as "How To Market".

It's all about the internet...most of us though don't have nose rings or skateboards anymore...now we're moms with minivans, lol.
