The house that just won't sell....
Ok....first off, I'm not a realtor. My husb and I are builders. We've been through numerous real estate professionals over the years...some good, some not so good. Before I go much further, it should be noted that I have complete trust in the woman we have marketing our properties now. However...
We have this home that just won't sell. Everyone who tours it sends back positive feedback. We've gotten numerous build jobs off of it. The home shows well, it's priced EXTREMELY competitive, under appraisal, and with the material/labor increases we've had, there's no way we could reproduce it for what we are asking for it. (It's been sitting for 2 years now).
Quite frankly, we're running out of ideas and the market here in the midwest goes dead by Nov. and doesn't pick back up again until Mar. and I do NOT want to be sitting on this house next spring!!!
Can someone please visit our site or at least look at some photos I've posted in at photobucket and give me some ideas on turning this thing over? Thanks.

It's in an secluded upscale subdivision of estate sized lots. Most of the homes in the neighborhood are priced between 300K and 500K, so at 450K we are not the lowest, but not the most expensive either. The property is located within 35 minutes of downtown Kansas City.

It looks beautiful.
I hate to say it, but if it has been on the market for two years and hasn't sold, I recommend you reduce the price. Especially if you want it sold before the end of the year.
Better to get it sold than having it sit on the market any longer.

A couple of suggestions. The photos do not show the house to its best. The barrel (Fish eye) distortion on many of the photo is really distracting. Try having the photo retaken with a low distortion wide angle lens.
Also, add some landscaping to the back yard.

Maybe a little landscaping will help, but I would have to agree that maybe it's time to reduce the price. While you might be competetively priced, I wonder what the other homes in the area offer for that price.....pools, hot tubs, suanas, etc?

First – It looks like a wonderful home.
It sounds like you have a REALTOR® (that is GREAT). Can you give us a link to the MLS the home appears on?
Maybe we could be of more assistance after we view the info on the MLS. The links you posted are great but the majority of searches are done on the local MLS.

I happen to agree with everyone else.. landscaping (no color), photos.. focus on the beauty and as VegasMack said, listing techniques.
It appears a little dark inside... perhaps more lighting in the photos or adding bright white flowers, etc. I would also offer incentives (a topic just posted recently) such as paying all closing costs, and I would accentuate the dreams of new buyers... the possibilities.. (is it close to schools, shopping?), note RV or boat storage, room for a guest cottage to be built, room for in-laws or guests w/complete privacy, great place to raise a family.. all of the key words that tend to draw people in. Sometimes buyers tend to focus on how it's listed and pick out key words that relate to them. For what it's worth, it really is beautiful.. but I don't know the area so it's a little difficult. But I can say, good luck

Well the next thing I would do is raise the comission for the buying agent. To say 4% and list it as well in the remarkes so they can see it. They seam to gravite to money and free food. Which you may have a broker tour and offer FREE food.
