Sometime I find some real estates have link exchange
with a site, 2 time on the same link page,
but with differents end of the URL.

Example:
The first link URL
www(dot)myhome-site.com

The second link URL
www(dot)myhome-site.com/Bostonapartment.php

Does Google count the first link one only?

or

Does Google count the second link one only?

or

Does Google count boths as links ?

That is difficult to determine with any degree of accuracy. I have seen Google do both, one, the other, none.

I have seen this a couple of times but didn't take the time to do a screenshot. However, Max at ibsteam.net did. That being the site that ranks#1 for "phoenix real estate" in the SERP's displays in the results 2 links to links pages. Interesting:

Maybe these kind of links count?

I do not see any reason that the links to two different webpages regardless it is the same domain name or not, not to count. If they are sticking to different anchor texts, of course, it helps even better.

Make your links appear natural, like someone was talking about something and through in a link to your site as the authority on the subject they were talking about.
Don't make your link text be your domain name, make it be a keyword phrase. Don't always use the same keyword phrase, use multiple variations. If the link can be mid-sentence rather than alone, do that. See my signature.

Those are called deep links when they go to other pages in the site. The big g does pick them up the same as the one to the home page. It is actually a good thing to get links to the pages inside your site. If you have a chance then do it.
