I would suggest to also join investor forums and local investor groups to learn the ropes regarding rental property investment. A good agent can teach you much about selecting properties that will cash flow, but there is much more. Consult a local Atty regarding your state's landlord/tenant laws, the eviction process, ect. Also I would consult your tax/financial advisor to before doing anything to see what the tax liabilities may be and how RE investing will affect you and possibly help to build wealth.

I agree 100%. This is such an awesome time to be looking at investing in real estate. Especially here in Minnesota. There is a huge supply of homes, condos, townhomes for sale on the MLS. And rental demand is very strong.
