HHI,

When you mention "internal" PR, are you referring to the PR that appears on the Google directory? Reason I'm asking is that I've seen a site have a higher PR on the directory that it had on the toolbar then when an update came a couple of months later the toolbar PR equaled the Directory PR.

No, I mean Google's own secret recipe.

If you ever send a question to Google regarding search engine rankings or indexing of web sites, they may send you back an email with the following:

Look at the wording that they use: heart of our technology - algorithm - content - quality.

See - PR is a big deal. Then how come the SERP's for any KW are not ranked according to PR? I think that they are - but it's not a PR that they let the public see.

Default new sites on first page of google

In my market I have been helping some of my colleagues. I guess, I should have done the same for myself

Anyway 4 of the sites that we started less than a month ago are all now on the first page of google for "city" real estate.

Not quite sure which of the things I did that had the result but - gotta enjoy the first page placements.

Angry Google update

Hello,
I am new to the forum. I am not sure if this is the right place to post, but here goes. I had a pr of 3 and 4 and now it seems I no longer have a pr. I have been sliding down on the page listings in yahoo/google etc. did i do something wrong? Help!

It appears your site has been banned by Google. When I typed site:www.johnsabia.com in the window it returned no results. It should show all of your pages that Google has indexed.

Why? Probably duplicate content. That's the problem when you use a template web site that comes with stock text.

Go to www.copyscape.com and ebter http://www.johnsabia.com and you will see some of the other sites with the same text that you have on your home page.

You can correct this but it will take a while. I personally would recommend creating a new site with a new domain name. The time it may take you to correct this ban a new domain would be out of the sandbox I would guess. Also I would recommend not hosting it with the hosting company you use now of the site that is ban. Just my opinion. Good Luck!

Never use Template type websites that come with instant content. This type of website will often get ban for duplicate content. These websites for 39.95 per month are not worth a thing. Have a custom site built or you can try Advanced Access. This company and their sites are ok for those that have no technical knowledge.

There's a 50/50 chance that you will need to start over agin with a new domain.

But first I would send an email to Google. Let them know that you noticed that the toolbar no longer showed PR for you and that you made this post in the forum and were told that you no longer had any pages in the Google index. Let them know that someone (not you) told you that it may be a duplicate content penalty.

Then tell them that you are a technically challenged real estate agent (even if you are a tech guru) and that you bought a template web site and did not realize that this may cause a duplicate content penalty.

Actually, before you send the email to Google make sure that you remove all of the stock content from the site. That will show them that you are sincere. It will probably take 2-4 weeks for Google to respond. Be advised that Google will probably not give you a straight answer on why your site was banned. But if you delete the dupe content and they reinstate your site then you know that was the problem.

If Google does give you an answer or reinstates your site I would also fire off a letter (not email) to the company that you purchased the template from and ask them why they did not warn you of this potential problem. Ask them for a full refund. If they tell you they did not know it was a potential problem then they are either lying or they should not be in the business of selling real estate agent web sites.

Why wait until the Google response? YOu may want some ammunition before asking for a refund.

If all else fails, you need to start again with a new domain. Before you buy a new web site write down what you hope to accomplish with your site. Then go to my web site (listed below) and read up on the different facets of real estate internet marketing. Then poke around the real estate forums and ask other agents about custom sites, template sites, and design firms.
