Question Average Showings Per Client?

Ok this is a question for all you Top Producing REALTORS out there!

What would you say is the average number of showings before you write an offer?

I have shown as many as 26 homes to just showing 3. But I would have to say the average depends on how many homes are in there price range. Average I would say is between 3-6 give or take a home.

In this market, I would say the average showings per client is around 20 to 25. In our market here in Orlando there are over 28,000 properties for sale (over two years supply). There are simply too many choices out there for clients. Instead of seeing one home they love, they generally see about ten and tend to want to continue seeing properties because they get better and better as they go.

I think the trick to lowering the showings is to show the best homes first, then move on to the less attractive homes in the clients price range. Otherwise you'll be visiting homes forever. Let them see that they have already seen the best homes on the market. They'll value your opinion after that.

That is a lot of showings. It's good strategy to show them the best homes first though, I will take that into consideration anymore.
