Hmm, I will take a look at that! Where did you come up with your information? How has it applied to markets like the Las Vegas home market and the CA one?

The plan was developed by meeting the needs of clients and asking questions. CA and Las Vegas are very much like my home in the Panhandle of FL. We have a lot of construction, rapid appreciation and even when the market is slow like it is now it is still good.

Because of the large number of visitors to our area we have a large number of people coming in and out. People who buy homes, who rent homes and who are looking to invest in property that they can not only rent out but also use when they are vacationing.

I have been putting in clients in special needs loans for investing for more than 15 years. But only recently since we have had a large number of companies offering different types of Option ARMs has become a real viable cash flow strategy.

I have clients who have Neg Am of $600 a month but have positive cash flow of more than $1000 per month depending on the property and its location. So they are actually beating the neg am and gaining all the back end equity.

Yeah, seems like a neat tool and proves to have been successful! I think that the more creative one is, the better off they are. Especially in places like the Las Vegas real estate market where there are upwards of 17,000 Realtors!
