#1 Always have your Client Pre-Qualified so you don't waste their time or yours. (If they are Pre-Qualified other than your lender ask for the Letter) I have had numerous clients that thought they were Pre-Qualified only to find out that they didn't even have the money to write a Good Faith or Escrow check much less appraisal or Physical Inspection and absolutely NO Reserves.

#2 Make sure you establish the target date and take charge if the process. I have had clients that tell me they are ready to buy and we start looking at homes only to find out that their time frames six months away! Have a True Professional Consultation with them in the beginning so everyone can get on the same page! This will save you a lot of Time and Money!
