Jade, how has your search been coming along? I know that due to the changes in the Las Vegas real estate market, there will be a huge increase in the number of agents who drop out, and I just wanted to inquire as to how your response has been so far!

I dont know about the rest of the Vegas agents here but there has been a huge decrease in business. There was a report that come out a couple of weeks ago that spoke of 71 over inflated real estate markets in the country that stated Las Vegas homes were over priced by 42%.

This coupled with the media screaming housing bubble, increasing interest rates and the overall cost of housing in Las Vegas, the numbers of serious buyers is declining greatly. There are a ton of listings to be had but a lot of the buyers we have attracted are 6 to 9 months out because of the fears of declining property values. Let us also not forget the incomes in Vegas cant support the housing cost at this present time.

Well if you think about it, what goes up sooner than later comes down. I mean this along with the banking issue in the mid 1980's is what caused the last major real estate market crash.

I'm more sinister in my thinking on the subject, and personally I'd wait until everyone starts opening their wrists over mortgage rates and falling house prices and buy then.

I'm also concerned that Realtors are not the likely cause of this steep price increase as the American people by and large are the most greedy people on earth which would account for the walmart mentality they are now forced to adhere to.

I sincerely hope it does get a bit more stable because there are lots and lots of potential financial ruin that could surface if it doesn't balance out soon.

Just my 2 cents.
