For sale by owner
Has anyone ever had a for sale by owner agree to pay a commission to you for representing the buyer?

I have not, but it is possible. Everything is always negotiable. If you happen to bring a ready, willing, and able buyer to the table, you can negotiate a commission. After all, the seller would have not found a buyer if it was not for you. However, you ARE taking a risk by hooking up both buyer and seller without negotiating the commission before hand (a FSBO is not required to pay anything!)

I would defientely do so! IF you don't talk to them first, you could very possibly be cutting yourself out of a commission!!

If you know it is a sale by owner you ask first if they would pay a commission, I've called a few and they say yes or no. I had a client come from out of state, she was actually a licensee in her state, I showed her some homes the first day. Then without me she went to a for sale by owner and did not even try to include me which I thought was rude because I was available and we met later that day to look at a bunch more. She found one she liked we did an offer, she wanted like a 2 week close, I got her that, We had the whole thing accepted and without me knowing she went to the fsbo and made a deal because they could offer her seller financing and the keys that nite. I guess that was impossible to beat, she was in such a rush, but I do think she should have tried to include me. There are so many homes for sale that the seller was happy to find a buyer, maybe would've been willing to pay some commission. I know I did not show her the property, but she could've made it possible for me to show it to her. I certainly spent enough time on her. Anyways I guess I needed to get that out there, I have had so many people waste my time.I guess with every experience you learn from now on I will tell my clients, if you see a fsbo let me know and we can check it out, It is nearly impossible for me to know about all the fsbo's in town.

How about using a buyers contract that assures you and the client that your comission has to be paid if its on MLS or fsbo. or I'm just dreaming? thats what I would do if I was an agent. before that I would show huge amount of value and my experience the area they are looking into buying so I can show why they pay regardeless of who they buy from. I know of a discount broker that will only take buyers if they sign an exclusive. hope this helps.

call the FSBO, and tell them you have a buyer who's interested in the property and ask them if they co-op..

When I sold my home (fsbo), I took a flyer around to all the local Realtors offices and told them I would pay 3% to a buyers agent. I advertised Realtors welcome in my print ads.

Well since you have the buyer I have to assume you explained to them that you don’t work for free!!!! On dealing with FSBO I inform the clients I am going to add my commission that I would get on other homes in the area on the purchase agreement so that all parties understand and make it binding. We offer buyers 1% cash back on all homes that we receive 3% commission but in order to get enrolled on the program we have all buyers sign a buyer agency agreement letting them know who what and where.
If you lose your client to the Sellers direct you never had them. Sorry don’t want to sound negative but most agents don’t perform the paperwork to protect themselves and the company.
