Question Can I Save Money If I Buy Through The Listing Agent?

Ok, so we all basically agree that it is a myth that buying through the Listing Agent will save the buyer money.

So can someone explain to me why this myth continues to be accepted and how to best educate the public?

In my area it started when variable commissions were taken. For example, let's say a listing was taken at 6% but if the listing agent sold it the sellers only paid 5%. In this case if the listing agent sold the property there was more room for the seller to negotiate with. We've seen multiple presentations go to the listing agent's buyers as the sellers were able to net more because of the commission set-up.

That's one true fact. But I think buyers erroneously think we have an "inside track" with our sellers and that we're able to somehow talk sellers out of their money because we're their agents and they'll listen to us! LOL! Or maybe they feel that since we're getting a double end we would have more room to lower our commission, therefore allowing the seller to net more with a lower offer. And this could be true in some cases.

I explain the cons of dual agency and why it isn't in a buyer's best interest & that they need to be fully represented, which isn't the case when working with the listing agent. I have a printed explanation of buyer's representation that I give to them (not a contract for them to sign, just an easy to understand explanation of why & how they should want full representation).

We have a hand out here in Missouri explaining available services and have a form for the Clients to sign that they were given a choice of services.

That form has drastically reduced litigation here in Missouri; however, there are still plenty of suits filed and formal complaints to the Real Estate Commission as a result of Dual Agency agreements.
