Default Walk-In Real Estate Buyers

A few years back, my wife decided not to market for walk-ins. Clearly she is the “Sales Person” in this family and I do understand her reluctance, however I can’t help but feel that both sales and listings are lost when you don’t troll for walk-ins.

What I mean by “Troll for Walk-Ins” is doing things like brightly lit entrances, or leaving your trade sign on all night or even making sure it is lit on over cast days.
There are many things that work to attract walk-in traffic.

Granted the ratio of walk-ins that are converted to customers or clients is lower than that of those that email or phone initially but it is still traffic and possible closings never the less.

Any pointers on swaying (or supporting) my wife’s opinion about walk-ins would be appreciated.

I would think that most walk ins are more casual shoppers ("Hey honey, why don't we stop in...") and are willing to go through the buyer's agreement spiel and sign the paperwork. And what agent wants to spend time showing people homes without a signed agreement?

Then again, it's a slow market right now. Can anyone afford to take a chance on missing out on a sale?

I guess what I'm saying is... I don't know the answer

Mack all I can tell you is in this market you better be open for business 24/7!
That includes having your office open or(noticed)as often as possible. If not IMHO you may be working in another industry other than Real Estate or have taken early retirement very soon.

I understand all arguments and yes and with a slow market can we really afford to miss any sale?

I also understand my wife’s argument that walk-ins are disruptive and time consuming. Time that can better be spent working leads from serious buyers and converting them to sales.

Sounds like a trade off either way.

One thing is for sure it is safer to show property (especially rural property) to potential customers that you have previously been in contact with.

It is my understanding that most crimes committed on Real Estate Agents are perpetrated by walk-ins.

These have advanatages besides getting walk-ins. Your trade sign is really a small billboard that advertises your company. I would use it to your full advantage. An attractive and lit entrance gives your client a sence that you are a high class business. (think curb appeal)

In general, anything you do to attract Walk-ins will also give you a benifit on the advertising and client impression aspect.

I will say that one of my clients is about to post a set of guidelines for potential clients based upon their commitment and timing. She gets a ton of inquiries and leads, and wants to weed out the window shoppers.

She's actually a BIC, so any leads that don't meet her criteria will be farmed off to one of the agents in the office. That way if it does cash in she still gets a piece of the pie.
