Buyer Incentives
I see more and more REALTORS® using Buyer incentives on their websites.
Many states still have a ban on such practices.
Does giving a buyer a digital camera or a cash rebate really make the difference between making, or not making a sell?

Great question Mack,
From a personal experience I can say yes! Whether the buyer is a first time home buyer to one making Investments yes it truly does help!
The first time buyer needs all the help he or she can get out here!
The client with big bucks wants to squeeze every little penny they can!
IMHO...

I would have to agree with you SDRE. I think that people love FREE stuff...no matter the circumstances! If you tailor the incentive to the client and their buying or selling of a home, I think that you can really increase your business. I like to offer things here in the Las Vegas real estate market like, free home inspections, appraisals, etc.

Yes, often times just advertising FREE things will get people's attention. If your website reads "FREE home inspection when mentioning this website upon calling", you are much more like to attract a phone call then a site that is offering nothing! The Las Vegas real estate market can get so competitive, that we almost have to offer some sort of incentive anymore. because if we are not, then someone else is!!

I also think that incentives can really set agents apart. I also work in the Las Vegas home market, and you are right, it is very, very competitive. If you can attract business by offering clients a free appraisal or home inspection, then why not do so. Cash back at closing also works well, as everyone loves money!

Yes, We believe that some incentives help Buyers in our market remain loyal to our DreamHomesTeam. It does set us apart from our competition and we have received very favorable repsonses from our clients

I agree that Cash Back incentives are important in todays market. I am in a 6.5-7% Market and I do extremely well with the 1% concept. Hey in the end the buyer is doing some of the work (search) with the aid of all the listing on line. I use a standard 1% cash back certificate so that everyone on the buying side is fully aware of the program.

Incentives are great. Most and many are good. "Cash back"...? I assume you're talking about rebating money directly back to the buyer rather than applying it to closing costs or things "allowable" by the lender and their underwriting guidelines.
Do you disclose said "cash back" in the sales contract? Or is it a separate agreement? Do you inform the lender of the "cash back"...?
If not, you're engaging in fraud.
