Just wondering what the best way to find distressed properties before it hits the market as a foreclosure.

You and everybody else! You'll find people who spend all their time down at city hall scouring through the tax records to see who's delinquent, or who have access to credit ratings that plummet or have ways to find out who's mortgage payments fell months behind... then the homeowner gets deluged with solicitations offering to buy their real estate fast. I have to wonder what the success ratio of that approach truly is. Can't be great.

Suggest you stick to ready buyers and sellers!

They'll tell you what stage the property is in as far as time to foreclosure is concerned.

The title companies have a list of properties under foreclosure, it does seem like quite a process to actually get one, there are alot of people trying though.

In Portland, there're tons of signs out there "We Buy Houses - CASH - Call xxxxx" Those are the people who try to buy pre-foreclosure properties. And it works.
