Expired Listings/ Market Type
What type of market are in currently in, buyers or seller? Are any of you aggressivley working expired listings? If so, what has your success rate been thus far?

IN Portland, we're still a seller's market. This seems to be a common phenomenon across the US due to the "still" low interest rates. As rates climb up gradually, more people will hurry into the market. So that's a good thing for our business, at least for that duration. We're seeing a few more expired listings out there, but I don't work on expireds since the "no call" list makes things rather complicated these days.

Our market here in Las Vegas has alot of advantages right now for buyers, being that there are alot of properties on the market and alot of inventory with new construction. Alot of incentives are being offered and buyers can really shop around, I have not pursued expired listings, but it is not a bad idea. As long as the seller is reasonable, if they are not willing to come down on price or do what is necessary to sell than you are wasting your time.

I think that we are currently a buyer's market here in the Las Vegas real estate market. I After the craze about a year ago, it became impossible for prices to go up much higher, and things were bound to even themselves out! By no means are things bad here, but buyers are no longer paying $50K above the list price!

Buyers and Investors still in our market. Don't work expired listings although there are a lot of people that do!
