Default Investor Question

Quick question, how do you advise your investors as to how much of a negative cash flow they should incur, based on an investment?

I don't ever really advise them on this matter because I am not really at liberty to do so. I would never want to tell my client something that I really had no way of determining!!

I am with you LV Homes! I try not to advise clients as to what they should do financially. I would not want to give advice on soemthing that I did not have a concrete answer on.

Seems like a good way to get sued if you do. Too many variables.

I would at least give them some track record of the past. Its alway a long haul. It takes time to enjoy an investment. Everyone is differant to the cash flow and write off. With loan from world savings alow the low and higher payment to use the leverage. Todays values are tomorrows deals. The best help I can give you all is. Many investors have equity and they should use present equity to improve their portfolio. If they have 5 years or more to enjoy a break even or small negitive its better. i have exchanged investors fro bad property to better properties. They have always started with junk properties. they low the positive cash flow. But they might be enjoying to much comfort. So buy and of set cash flow negitive cash flow with equity sos to control more real estate. In the long run its a win win. A property that can be improved with at least amount of cash to get better rents is good. We stage our listings that come vacant and get over market rent. It works evertime.

I don't give them the analysis but give them the basic data that they'll need for computing the ratios, cashflow, etc.
