Default Walk-Thru ?

Any suggestions on testing the heater or air conditioner while doing a walk-thru when the weather does not permit? Recently, it was too warm to test the heat (neing so hot here in Vegas), and I am afraid that the new owner is going to have an issue with their unit...

Hmm, LV Homes, good question. If you suspect a problem, I would bring the matter to your broker sooner than later. Did you have an inspection done on the home..?

An inspector usually handles the cooling and heating system to make sure that they function properly. I've never tried to do the inspection myself or fiddle with the controls during a showing. The liability is just too huge. Just 2 days ago, my mortgage broker was telling me a story about a buyer walking through a $1.5 million home. He went over to the furnace and wanted to see if it was clean or not. He fiddled with a couple of things and left the home after. Two hours later, fire trucks arrived. The furnace caught on fire and burnt down half the house.

Anyway, to cut a long story short. Leave the testing stuff to the inspector, I'd say.

Portland, you do not test the heating and air when completing a walk-thru? That is odd, I thought that all agents did walk-thrus?...

we do walk thru's here in San Diego but the paper work states clearly that it is not an inspection nor are we as agents qualified to be an inspector we just go around and write up every detail of anything we almost find stuff that is wrong just to avoid any liablility every crack in paint to chipped tile.
