An inspector usually handles the cooling and heating system to make sure that they function properly. I've never tried to do the inspection myself or fiddle with the controls during a showing. The liability is just too huge. Just 2 days ago, my mortgage broker was telling me a story about a buyer walking through a $1.5 million home. He went over to the furnace and wanted to see if it was clean or not. He fiddled with a couple of things and left the home after. Two hours later, fire trucks arrived. The furnace caught on fire and burnt down half the house.
Anyway, to cut a long story short. Leave the testing stuff to the inspector, I'd say.
